How to Raise Your DSCR Before Refinancing

You raise a borderline DSCR ratio in one of two ways: increase the numerator (documented monthly rental income) or shrink the denominator (monthly principal, interest, taxes, insurance, and HOA). Even a $150 monthly swing in rent or insurance can move a rental from a 0.98 decline into a 1.12 approval tier without waiting another year.

Below are the seven highest-impact levers investors pull in the thirty to sixty days before locking a refinance, ranked by how quickly underwriters accept them.

Lever 1: Can you re-shop hazard and landlord insurance before ordering underwriting?

Insurance premiums are the fastest denominator fix in the entire PITIA formula because they take effect immediately upon binding a new policy. Many investors leave legacy landlord policies on autopilot while premiums creep upward by thirty or forty percent over two renewals.

Raising your deductible from $1,000 to $2,500 or $5,000, bundling multiple rental roofs onto a master portfolio schedule, or quoting independent commercial-lines carriers frequently trims $80 to $200 per month off the escrow payment. Every dollar saved on insurance drops straight out of the DSCR denominator on day one.

Lever 2: Should you execute a lease renewal before the appraiser visits?

Underwriters typically use the lower of your in-place lease rent and the appraiser's Form 1007 market-rent opinion. If your tenant is paying $2,150 on a legacy lease while neighborhood comps support $2,450, the old lease caps your numerator at $2,150 even when the appraiser agrees the property is worth $2,450 a month.

Signing a standard lease renewal or addendum at market rent — and collecting at least one month's rent at the updated figure prior to closing — lets the underwriter credit the full market rent supported by Form 1007. You can also formalize ancillary property income (such as pet rent, garage parking, or rub-back utility addendums) directly inside the base lease rent rather than keeping them on informal side agreements that underwriters ignore. To verify how the math shifts, test both rent figures using our how to calculate DSCR ratio walkthrough.

Lever 3: Does switching to an interest-only DSCR option help?

Many wholesale DSCR programs offer a ten-year interest-only period followed by a twenty-year amortizing schedule (30-year total term). On programs that calculate DSCR using the initial interest-only payment rather than the fully amortizing payment, removing principal amortization reduces the monthly debt service denominator by roughly eight to twelve percent.

A critical caveat: not every wholesale lender qualifies interest-only loans on the interest-only payment — some still test against the 30-year amortizing figure. Working with a broker who knows which wholesale matrices qualify on the interest-only payment can rescue a tight file immediately. See what DSCR ratio lenders require for how ratio bands interact with loan structure.

Lever 4: What happens if you dial back cash-out proceeds slightly?

Investors often fixate on pulling the maximum 75 or 80 percent LTV cap without noticing that the last $15,000 of loan proceeds pushes their ratio below a major pricing or eligibility threshold.

Reducing a requested refinance balance from $320,000 to $300,000 lowers the monthly principal-and-interest payment and simultaneously improves your LTV tier. Often, sacrificing a small slice of cash-out unlocks a better pricing bucket that lowers the rate on the entire $300,000 balance, creating a double win on your monthly cash flow.

Lever 5: Can buying down the rate with points lift your ratio?

Yes. Choosing a loan structure or lender with a lower monthly payment shrinks the principal-and-interest denominator used in the DSCR test. Pricing adjustments can apply, so compare the total cost. When a deal sits at 0.99 and needs 1.00 to clear underwriting, or sits at 1.18 and needs 1.20 to unlock an extra five percent of LTV, a different structure often costs far less than leaving $25,000 of equity trapped in the property.

Lever 6: How do you prepare a comp packet for the Form 1007 rent schedule?

Appraisers are human, and in neighborhoods with mixed housing stock they may pull smaller or unrenovated rental comps if they do not see your upgrades. Hand the appraiser a clean one-page property sheet listing recent capital improvements (new HVAC, roof, kitchen remodel, added bedroom, in-unit laundry) along with three to five leased rental comparables within a one-mile radius.

Lever 7: Can you pay off special assessments or appeal over-assessed property taxes?

If your property tax bill includes a temporary municipal assessment that can be paid off at closing, or if the county assessed value sits well above recent sales comps, resolving the tax line directly reduces your monthly escrow requirement.

Bottom line

Do not submit a borderline refinance blind and hope the appraisal bails you out. Audit your insurance policy, align your lease with market comps, and model both amortizing and interest-only structures upfront.
